We share with you the details about the sale of this renowned saga's set.

The iconic set from the famous movie The Hunger Games, located in Hickory, North Carolina, has been put up for sale after 13 years since the release of the first movie in the saga. The property, known as Henry River Mill Village, is available for $1.95 million and offers fans the opportunity to be part of the history that brought District 12 of the franchise to life.

Over the years, the site has become a popular tourist attraction for fans of the saga. Additionally, in 2019, the location was declared a historical monument, making it a unique piece of cinematic and cultural heritage.

The historic property and its relationship with The Hunger Games

The villa that is now for sale was used as District 12 in The Hunger Games, the home of the main characters: Katniss Everdeen (played by Jennifer Lawrence), Peeta Mellark (Josh Hutcherson), and Gale Hawthorne (Liam Hemsworth). Over the years, Henry River Mill Village has attracted numerous fans who want to see up close the original movie set.

Currently, the property is divided into two separate lots, which can also be purchased individually. One of these lots, spanning 43 acres, is priced at $800,000 dollars, while the other, which includes a house that has been rented on Airbnb, is available for $1.15 million dollars and covers 28 acres.

A heritage that endures

Since its purchase in 2017 by Henry River Mill Village LLC, the property has maintained its historic character and connection to the famous saga. The site was acquired five years after the release of the first movie of The Hunger Games, allowing the location to continue being an important landmark for fans.

On the official Henry River Mill Village website, the property is described as a “step back into the past century,” highlighting its historical significance not only as the backdrop for District 12, but also as a vestige of the mill towns of western North Carolina.

A booming market with the return of “The Hunger Games”

Interestingly, this sale coincides with the release of “Sunrise on the Reaping”, the fifth book in The Hunger Games series. Fans of the series are eager, as the film adaptation of this new novel is expected to hit screens in 2026. With the real estate market linked to pop culture on the rise, this property has the potential to be a unique investment for film and history enthusiasts.
